Modular home builder in austin texas? I would like to find a modular home manufacturer in the Austin Texas area. I would like the modular to be 2 floors. CAn anyone help me find one?
Is there any realtor or builder in Austin that will take a home as a trade in for a new one? Like w/ cars? We have a home and want a larger one for hopeful increase in family size. However, we do not want the stress of selling and then buying. One step would be so very nice. I know one of the builders did something like this around 10 years ago but it appears they are no longer in business and I am hoping someone else has the same type of option.

How can I find a "good" builder in Austin, Texas for a 2,500 sq. ft. architect designed modern home? I already have the plans, building permit and financing ready to go, but I need a General Contractor who is sober, competent, honest and can start immediately. This is not a hypothetical situation - I need a builder.
Would the builder replace the bkyrd fence on a new home lot? I have 3 neighbor been there at least 3yrs.? My house is being built by village builders, Tereavista (Austin, TX) the spec sheet state new fence backyard. The current neighbors (left, two back, right) These houses been there at least 3 yrs. The fence is warp, leaning to my property line. The builder rep say they only add a new fence connecting at the front sides of the house to the 2 neighbors on my left & right. He say , i can bring up the issue when I go through the walk through inspection 1 week prior to closing. My arguement is that the spec list for in the house, states backyard fence included. I would expect them to built new fence on my property line, which would be okay for me or replace the existing wood fence. I'm plaining to have my own 3rd party inspector with me during the walk through with the seller inspector.

Is it required to have a Realtor here in Austin? I am hunting for a new home.. I was approached by several Real Estate Agents and have committed to one of them. However I was thinking if its required here in Austin to have a Realtor when buying a new home? if not then I dont have to have one for I heard that some Builders would give you the 3% instead if you dont have a Realtor.. Is this true?
We signed a contract with a home builder for a home, now they say they won't honor it because they didn't sign I am buying a house in a new development in austin that everyone wants to get in, so the company held a lottery to setup a list of who would get first dibs on available lots. so i was told I drew #6, and i had a meeting with the builders, selected a lot, a basic house design, prequalified for a loan, signed the contract, and paid the earnest money. Then after arranging an appointment with the builder's designer for more specific exterior/interior colors, flooring, kitchen etc., my i get an e-mail from the builders saying they made a mistake and i was actually #126 on the list instead of #6. The e-mail said to stop payment on the earnest money check and that the builders would pay any stop payment fees and/or refund the earnest money. Basically am i getting screwed? Is there anything we can do? I ask because we signed the contract but they builders are saying they didn't sign the contract so there is no contract. Does it make a difference that they cashed my earnest check?
Help finding a free tree donation for my backyard in Austin,TX? I can't find any details in google for an organization that donates trees to new homeowners in subdivisions that have no trees (the builders took all of them!). Even if there is a needed monetary donation, I'd much rather support a beautifying organization than Home Depot. Thanks for your help.

I found a new build home in northwest austin [averyranch] and it is about 2200 sqft....builder is asking 236 K after 25K incentives..[ i dont know how they come up with that number]....i believe it has been in the market last 2/3 months....considering how market is doing. what would be the reasonable offer...any input is very much..appreciated...i'm first time home buyer...thanks
Energy Efficiency for New Home? Hello All, Sorry, for the double post. Initially I posted to a wrong category. I'm Austin, Texas. Planning to purchase a new home. Wondering what best energy efficient features I should asked the builder. Have you done anything yourself? Economical? What should I target mainly? Solar? Ventilation? Windows are huge in family room with high ceiling. What windows should I go for to protect myself in Texas heat? One of the builder was saying they added 'Tech Shield radium sheet' to the roof and says it reflects light, and saves electric bill. Are those effective? Any rebates or incentives goverment offer? Can I get my deposit back from the builder? (escrow)? June of 06', i entered into a purchase contract with a builder in Austin TX to buy a new construction home. It is nearing completion in late January and I am running into a snag. I am looking into financing now and am unable to qualify for any loan due to income. My income will not cover the loan nor will come close. The builder up to this point has NEVER asked me for any type of prequal letter from any lender. Since I cannot qualify for a loan in TX, am I entitled to get my deposit back? I am not familiar with TX law. Please assist.

I live in Austin, the TX hill country and prefer classic contemporary designs to all other types. I came up with a name using part of my initials as clic decor but then decided that sounded hokey. My market is more high end home builders ($2-3M) than individual home owners. However I do some considerable color consulting for home owners. My birthday is April 2nd.

How do I purchase a set a blueprints for a house that the builder is still building? I am having to move from my area to another one about 550 miles away. My wife and I have FINALLY found the perfect home and LOVE the floor plan, elevation, etc. However, the builder in the Austin area does not build this house where we are going, in fact they don't do any business within 300 miles of there. My question is, how do we get a copy of the bluerprints? I realize we will have to buy them, and I know the builder probably only purchased the rights to the design from some architect, but how do I go about finding how to get them? The builder is very coy about it and the local reps all just act like they have no idea where floorplans come from. They say since they are still building it there is NO way anyone can get it, but heck the basic shape is on the darned pamplet they pass out, so I figured there has to be some way to purchase the actual plans.
