What is the proces to divide a real estate lot in Austin TX? I am buying a lot in Austin TX Zip code 78721. The zoning is single residence The lot is 21000 Square feet the lot has a house at one end and I an thinking of dividing the lot into 4 lots of approx 5250 Square feet. The first lot would have the existing home and the remainder 3 would have a house built on each one. Is this possible? Will the city allow it? Is the process complicated. Have you done this? Thanks! Good time to buy real estate in Austin, TX? My boyfriend and I are looking for a house in Austin, TX. Unfortunately he works far south and I work far north....leaving us mainly looking in central Austin. The price of houses in that area are ridiculous....in the $500,000 for a tiny one story, 2 bedroom. Well anyway,just wondering if anyone knows if this is a good time to buy or is it going to get better (CHEAPER!) any time soon?
Real Estate in Austin Texas - Pricy Condo or 2 cheap houses? Dilemma of purchasing a 700K condo that was reserved at phase 1 pricing, a.k.a VIP or friends and family pricing vs. purchasing 2 cheaper homes (140K each). Lowdown about condo: with just 5K down, I have already made 30K in profit when they raised the price to the public. It's only going to be finished building in 2 years. My only investment for the next 2 years is 35K. I intend to sell the condo (if possible) before going to contract. I can afford to hold on to it if I absolutely have to but it will put a dent in my pocket. There could be a big potential for appreciation. Problem is with the predicted recession. Should I diversify, purchase 2 cheaper homes, rent them out, and gain equity instead? More about condo....it's downtown, waterfront in Austin Texas. High end finish-out, automated home systems for just about everything, movable walls, 3/2 1600 sq ft, $660 HOA fees.
would you buy a house from a male real estate agent with long shaggy hair? i am in real estate school and i am about to start interview and i live in austin. i have medium length (about 5-7 inches long). should i get it cut before i interview, i really love my hair and i took me a year to get it like this, and i live in a pretty liberal city (austin, tx). i am22 years old. lemme know what you think

How to become real estate agent when I don't know new state yet? I am relocating with my fiance in the next year but we are still waiting on job offers for his career- it is up in the air between Charlotte, Raleigh, Nashville, and Austin. I would like to begin working in real estate when we move and am wondering what I can do to prepare before the big move. If I take an online real estate course, will it transfer to any state- and then I will just have to separately get licensed there for a fee? Or is that incorrect? Is it required to have a Realtor here in Austin? I am hunting for a new home.. I was approached by several Real Estate Agents and have committed to one of them. However I was thinking if its required here in Austin to have a Realtor when buying a new home? if not then I dont have to have one for I heard that some Builders would give you the 3% instead if you dont have a Realtor.. Should I move to Austin or Seattle? I live in San Jose and it is mostly an international community, flowing veils, head garb, many languages, etc. I am looking for a city that is more American than international, but is still diverse. It is an earshot within fun nightlife, music, and restaurants, but also quiet clean suburbs. (BTW I am SWM, late 30's, straight. Most of my friends date and marry Asian girls here in San Jose because it is primarily an Asian community. I do prefer the SWF midwestern look).I do not mind clouds and rain - friendliness of the people and good feel for the city is much more important to me than weather. Both cities are always ranked high in quality of life, but it seems Austin is the new kid on the block and Seattle is more of a has been. But Seattle real estate is supposed to be on the rise for many years to come. Please provide suggestions/feedback to help me find a city where I can call home and have a sense of belonging for the long-term.
What is a cool and inexpensive area to live in Austin? My husband and I are planning on moving there soon so I can attend grad school at UT. We want to buy a house there but I don't know anything about hte neighborhoods. I would like to live reasonably close to the college. if you had a choice being from California would you move to Denver or Austin? I am looking for outdoor activities such as tennis, art, fresh air, easier traffic, good public schools for kids, and moderately priced real estate.. I am stuck on these two cities since wife can't tolerate running from hurricanes in FL..(although I could)..the only difference I can see is Denver has more comfortable weather but there is not much around it for a 2 hour drive as opposed to Austin, close to Houston and Dallas...
Information on Austin, TX? Hi, I am a sociology major going into social work. I am almost out of college and I am wanting to move out of my hometown to find work and get the rest of my education(masters, etc). I currently live in Lake Charles, LA and would like to find somewhere that has more job opportunities. So far I'm liking Houston, TX, Dallas, TX, and Atlanta, GA. I've heard that Austin, TX is a very nice place to live. Here are some questions that I'd like to know about it. Is it safe? If not, than what areas should I avoid? How are the schools? Is it diverse, or is it pretty homogeneous when it comes to ethnicity? What is the nightlife like? Are there good restaurantss? Bakeries? How's the shopping? What are the best suburbs? Is there good public transportation? What kind of recreation does it offer? How's the real estate? Could an Austin, TX resident or someone whom has visited(or visits on a regular basis) enlighten me to what the life is like? Thanks : ) Also what are some nice residencees within the city limits?
Relocating to Austin Texas? My boyfriends job is asking us to relocate to Austin Texas. We are looking into the real estate but know NOTHING at all about the area. Can you tell me a little about the different sections in Austin? Wed like a quiet neighborhood with a backyard but still a close enough drive to the city scene. What should I do in this situation? Hey there, I'm just looking for some feedback -- share your thoughts with me =) + I hate my job. Make good money though with benefits using it to save money for a new house and car (I need a new car my old one is one her last lung)-- after Dec will be 1 year -- nice reference if i want to get a new job. Absolutely bored to tears and unhappy. + I love the SF bay area, but the cost of living is too expensive. So I want to buy a house in a cheaper state like TX, but TX sucks. It's too hot and property taxes are too high. Though the real estate market in Austin is moving up. Lots of boring people in Austin. Not into cowboy-type stuff or country music. I guess I trade price for desirability = ( + Working on starting a new biz because I hate working for other people. I enjoy doing my own thing -- really. I have fun working on my ideas. But eh -- I dunno if I should just wait til I buy a house or work on it now in my free time after work. There's so much to do it seems like.
RE: how to obtain leads for apartment locating. Ideas to connect w/people moving to & w/in Austin? I am with a broker who specializes in commercial real estate and am working a few of those deals the leads for which I generated through word of mouth. It takes time for those to close so I proposed a website to my broker to catch a few leads for apartment locating. Besides word of mouth, craigslist, postlets, flyers at communities and the website does anyone have an idea how to connect with people moving within and to Austin? I can't really go to another locator and say "hey how can I steal some of your leads?" My goal is to connect with 10 people a week and if it's a reputable company would be willing to pay for the leads under certain terms.

Does the University of North Texas have a good business school? I am currently attending a community college in Dallas-Fort Worth and am looking to transfer to a public Texas school. I want to major in Economics, Finance or Marketing for a job in real estate development. I like the Dallas area as I am familiar with it so University of North Texas is on my mind but I know both Texas A&M and UT-Austin are ranked highly in for business programs. Does it really matter what school you attend? UT & TAMU tend to produce more affluent businesspeople the UNT. Could I risk not getting a job because of not attending a more "prestigious" school?

Good Business School(International business, real estate, entrepreneurship) Big City State University (lower price) My current act score is 27 with 3.7 GPA. Also Dual Enrolled with 4.0 college GPA (2 courses so far). I really wanted to go to UT Austin but I missed scholarship deadline. :( Please help me, A list would be nice. Property Taxes in Texas? Hey, can any home owner/Realtor/Lender give me an idea of what real estate annual taxes are in McKinney, TX and Austin areas? I know they vary from county to county, but from what I've seen on line it seems to be $3000 per every $100k, which sounds really high. Then I'm seeing a lower figure on other info sites. I'm just trying to get an accurate number here for those two areas. Thanks..
