Are there any tips you may have to selling your house For Sale by Owner?

I am wanting to put my house on the market and sell it quick. In order to not lose any $$$, I need to sell it with out a realtor. Are there any tips that you may have to selling for sale by owner? Also, I am a single woman so what are some ways that I can keep myself safe while showing the property? Are there any red flags to be aware of? Thanks! I work at a title company so I have access to all the information as far as paper work goes.

1. If you don't want to lose money, why are you selling now? The housing prices are still falling! Here's a tip: Delete your craigslist ad every day and put up a new ad. FSBO sellers often find they can't attract good traffic, because realtors won't put them in their road show. Also, potential buyers do NOT want to meet the owner (the person who decides to sell or not). That is why the real estate agent earns his or her pay--the buyers can dis the house all they want without fear of pissing off the owner. Once you find a buyer, you will have to hire a lawyer or a realtor to do the paperwork properly. Buyers won't be tolerant of FSBO sellers who botch paperwork or cause delay because they don't know the ropes. I suggest this approach to save money and do a good job: find a real estate broker who will sell for less than 6% commission. Say, 4%. That way, the broker pays 3% to the buyer's broker, and keeps 1% for all his hard work. Oh, wait. That doesn't sound appealing to a businessperson. Hmmm.
