Is it required to have a Realtor here in Austin?
I am hunting for a new home.. I was approached by several Real Estate Agents and have committed to one of them. However I was thinking if its required here in Austin to have a Realtor when buying a new home? if not then I dont have to have one for I heard that some Builders would give you the 3% instead if you dont have a Realtor.. Is this true?

- It is absolutely not necessary to have a Realtor when buying a home. But why wouldn't you? In 99% of the cases, you don't pay the Realtor, the Seller does. And if you think that the Seller will give you 3% off the price of the home if you make an offer without a Realtor of your own, you're mistaken - the additional 3% goes to the Listing Realtor, and you're left out in the cold with no representation at all. As for a Builder, I've never found a builder who will give you 3% off the purchase price if you don't have a Realtor. Most Builders realize that most of their business comes in with a Realtor, and if they start offering incentives for a Buyer to NOT use a Realtor, they're going to tick off the Realtor community and may see less Realtors bringing Buyers to their homes. That hurts the pocketbook. If I were you, I'd interview a Realtor or two with the ABR designation, as they're trained to be specialized in Buyer Representation. This is the best way for you to not only buy a home, but to buy a good one for a good price. Best of luck to you!
- I would definitely get a relator as a buyer seller pays the closing costs so what do you care The builder wants to give you this 3% because he would give the agent 6% and he will probably charge you more RUN from this builder something sounds a bit fishy about this
